people you can find?
Not necessarily.
To control cost, we remain aware of competent and reliable sources at
both the high and low end of the scale. Depending on the situation,
there may be a need for a higher paid technician, in which case, this
is the route YPM will opt to go. There are other jobs, which may not
require a rocket scientist to perform. In this case there is no need to
contract such a person. We exercise our ability to research and assess
what is needed and what it will take to get it done not only in a
cost-effective way, but that will also demonstrate professional
quality.
We also have two dedicated all-around maintenance sub-contractors who
are capable in a wide range of home repairs including air-conditioning,
light plumbing and electrical. Our main "go to" professionals may
charge from $25 to $40 per hour. If we find someone for less, who
performs better, we will definitely utilize that individual.
Specialized vendors may have a price range of between $50 and
$100 per hour. Additionally, it may sometimes cost more for
conditions such as an after-hours emergency plumbing, etc. We try
to retain the services of top quality performers, regardless of their
prices. This saves our owners a lot of money in the long run on
multi-trade repairs simply because we cut down on the number of service
calls to the property by different vendors. Our pro-active
approach includes an assessment of other possible property repair
needs, regardless as to why the service call was made. This is
simply something that a single trade vendor will not do for you.
