
How do I know you won’t spend my
money on large repairs without my approval?
This is a
legitimate fear. This is why we have it in writing that we will not
breach your trust. For ordinary maintenance and repairs of less than
$300, we take care of it with notification to you, but we may not await
a response for minimal cost. You will see the charges on your monthly
statement. If we perceive that a repair will exceed $300, we will
definitely make sure we notify you and obtain your written approval for
the estimated service/s.
Sometimes expenses such as a replacing a bad water heater, a roof leak
that needs patching or repair, or emergency A/C and furnace repairs,
etc. are unavoidable. In cases where you our client
landlord is unavailable, and the safety of the tenant, and/or property
is compromised, or there is only one viable solution to the problem, or
the property will incur damage if not immediately acted upon, we may
initiate the repair work, even though it is higher than the $300
limit. This is to protect your tenant's safety or that of the
property. In every case the minimal amount of work will be done,
until we are able to contact you and receive your written
approval. The general concept here is to not delay important
repairs while we try to reach you for permission to do the obvious.
